Roof Inspections and Checkups for Residential Roofing
Many homeowners subscribe to the theory, “If it ain’t broke, don’t fix it.” And we understand why that is. Money can be tight, and everyone wants to save as much as they can on products and services. However, most of your home systems, including your roof, will last longer when you provide the proper maintenance.

Why Is Roof Maintenance Important?
Especially for older homes, it’s important to have regular inspections and checkups to ensure that there aren’t any leaks or weak spots that are about to sink or sag. Making a small fix now can potentially save you from more costly damages later.
Residential Roofing Inspections
We recommend that you be at home during your roofing estimate, so that we can discuss the results with you and show you pictures of any damage we find. Our inspections are usually quick, about 30 minutes to an hour. If we find any damage, we can propose and estimate roof repairs for you on the spot. We encourage our customers to get regular roof inspections every three years.
Signs You May Need Roof Repair
Oftentimes, homeowners notice faults or irregularities with their roof. When you notice these faults or irregularities we will come out and do an independent inspection to investigate the issue, then we can give you a proposal for roof repair.
Visible physical damage is a good indicator that your roof needs inspection and fixing. Things we look for when inspecting your roof include shingles that are bare / sloughing off lots of granules, missing shingles, bent / cracked shingles, and curling shingles. We also look for raised / swollen areas on the roof, indented / sunken areas, dark or discolored areas, and loose / bent flashings.
Whitaker Roofing Services can help identify any areas that are starting to sag. When you have a sagging roof, the supports underneath might be damaged, or there might be localized water damage. It’s generally cheaper to do roof repairs for these issues than to do an entire roof replacement.
How Roof Maintenance Saves Your Money
When we discover issues such as curling or missing shingles or loose flashings, we can repair these items quickly, preventing your roof from further damage. Sagging and indentations that may indicate rot might be bigger jobs and ignoring them will not make these issues go away.
The sooner you are aware of a problem with your roof, and you fix it, the longer it will last and the less money it will cost you in the long run. Water damage can be expensive.
